^^^ Be sure to follow the terms of your lease though. I had a landlord would would randomly show up unannounced. We refused to let him in and I cited the terms of the lease. He would make up BS excuses like needing to change air filters or put fertilizer on the yard, which he did do, but I told him he had to give the 24hr notice per contract. I know he was just checking on the house and was doing routine maintenance, but he also has to realize the contract says the tenant has privacy rights. For someone who was always on top of billing, he always seemed to have the excuse, "I was on this side of town and just decided to stop by and take care of it while I was here..."

 
My rental agreement is carefully worded and I follow all of the terms and state laws. I always do a credit and background check with previous landlords. This was the first real bad one in 10 years. At the bar for a pint before going back to clean up hell.

Of course. I always give at least a few days notice and follow the lease agreement. If I was a tenant, I'd hate to have the landlord pop up announced too. I treat people like I expect to be treated.... On a side note, since I own and manage it, I have my very own 10 page lease agreement covering everything from A to Z. I'm constantly learning over the years and modify my lease agreement accordingly.

 
Our property manager called me today, our new tenants (moved in Dec 5th) want to know if we would be interested in selling the house... this is one of those opportunities that you can't ignore and at least have to check in to I think...


I know someone who has a house they can buy!




ummm, if they buy someplace i would like them to buy mine

Kitchen : hard to see the filth in my pictures but floors and walls were covered in grease and/or dirt

People can be so disgusting....thanks for sharing the pics. Better luck with the next ones.

 
Hmmmmm.....some decent things that tenants have left behind for me are:

paintings

nice mirrors

nice window coverings

tons of baby stuff/strollers/cribs (after two years, the child obviously outgrew them)

Also, two times now, I've found hidden drug paraphernalia like bongs, bent spoons, needles, syringes, smoke pipes. I never would have guessed with one tenant. She was a nice girl that always paid her rent on time, kept the place fairly clean, and worked as a card dealer at a casino.

A friend of mine also owns a rental property (condo). The craziest thing ever left behind on him was a dog in a kennel. Apparently, the dog barked so much that someone looked through the window, called animal control, and they came and took the dog away and left a note on the door.
