JOB SUMMARY

The Design Manager II is responsible for the daily operations, supervision, coordination and successful delivery of the project design, and coordination with cost planning to meet the project schedule, quality and cost objectives. May support Lend Lease Project Management and Construction Design-Build ‘commercial platform’ and construction management projects, as well as “P3” (Public Private Partnership) projects throughout the Americas.

ESSENTIAL JOB FUNCTIONS, DUTIES AND RESPONSIBILITIES

The following statements are intended to describe the general nature and level of work being performed by individuals assigned to this position. They are not intended to be an exhaustive list of all duties, responsibilities and skills required of personnel so classified.* Manage the preparation, presentation, and review of the project Guaranteed-Scope-of-Work (GSOW) or Design Brief document and all related attachments, including full alignment with project cost plan and GMP (see below).* Development of comprehensive consultant(s) scope-of-work and contract document deliverables list for each related discipline, with fully agreed fee schedules and design schedule that supports the integrated design and construction schedule.* Oversee or prepare, and on a regular basis update the project running sheets, issues registers, risk and opportunity registers, and design schedules.* Prepare and submit Design Management’s Monthly Reports, to include all reports, logs and/or registers as may be required for accurate recording of the technical services function, in a consistent and timely manner.* Be responsible for, in coordination with the IPG Operations Manager and the Business Unit or Project Bid Leader in developing a detailed, fully coordinated project design and construction schedule.* Identify the timing and sequence of Client and internal approval of design components and critical issues to meet the overall project schedule. Determine frequency and agenda for Client design review meetings to enable timely buy-in and sign-off of design elements as developed.* Maintain an accurate, up-to-date record of all issues, agreements, and approvals made at the client design review meetings; develop and issue meeting minutes.* Maintain and ensure that the project running sheets, issues registers, and modification/change order logs risk and opportunity registers and design schedules are current and accurate.* Prepare and manage the project design budget including all Lend Lease labor, design related expenses and consultant fees.* Coordinate Design Charrettes, Project Kick-off Meetings, ROADS sessions, Sustainability meetings, Constructability reviews, and other applicable meetings.* May work with, or act as the project’s Design Manager for either civil or architectural scope during bid and through design stage* Manage the project Design Managers, as assigned, in completion of their duties and responsibilities in a thorough, accurate and timely manner; especially as related to consultant design review and adherence to design schedules.* Review and sign-off that all designs are in alignment with the Guaranteed Scope of Work/Design Brief.* Work closely with Cost Planning and, if appropriate the assigned financial analyst to ensure all external design and cost issues are incorporated into the project “Sources and Uses” spreadsheets.* Represent Design Management in internal “D&C” project reviews and project quarterly reviews as needed.

GENERAL BACKGROUND AND MINIMUM REQUIREMENTS

* A Bachelor’s degree in Architecture, Civil Engineering, Construction Management, Landscape Architecture, Industrial Technology or a related Quantity Surveying/Construction Economics degree or experience equivalent to a 4-year degree

* A minimum of 5 years construction management, design, or design management experience and thorough knowledge of project management procedures, estimating techniques, design and engineering disciplines, cost control systems and accounts required.

* The individual will have demonstrated skill in the following areas:

o Ability to formulate, negotiate and execute all types of professional services agreements without supervision

o Ability to conduct meetings with subordinates, design consultants, owners and other business unit leaders to receive, discuss and present estimate and design strategy.

o Ability to prepare and execute schedules related to design and construction

o Ability to coordinate and supervise group work efforts

o Excellent organizational, leadership, analytical and oral presentation and written communication skills

o Observable commitment to execute work in a professional manner
